Any n’ All Household Repairs Tip of Week (85258)

AUTOMATIC GARAGE SAFETY FEATURES
Are your automatic garage door safety features operating properly?? Follow these simple steps to check the automatic reversing features should the door(s) encounter an obstacle upon closing. These safety features are especially important to families with small children.

Place a block of wood (perhaps a 2×4) at the door opening and close the door. Upon encountering the (wood) obstacle, the door should immediately reverse and open completely.Likewise, testing of the electric eyes is accomplished by blocking the beam with the piece of wood. Again, the door should immediately reverse and return to the full open position. If your door fails either of these tests, it is advisable to have a qualified individual review the situation and make necessary repairs.

Tip of the Week

This week’s tip is directed to all who have either a heat pump as a component of their A/C systems or separate forced hot air heating systems.

We’ve mentioned on several occasions that the filters in air handling systems should be changed periodically, however I neglected to add that the coils of the “A” frames in side the air handlers should also be cleaned once/twice a year so as not to retard the flow of air through the system the dust system inside the house.  In addition, if your heating system is a heat pump, the outside coils on the condenser should also be cleaned to maintain peak efficiency.

A great majority of homeowners will choose to have an outside contractor come on-site once or twice a year to clean, inspect and as required, adjust the system to achieve top performance. Whether one selects to hire a contractor or DIYS, the point of this tip is to get the system inspected to ensure uninterrupted cost efficient performance this winter.
